Lease's contract

What if the landlord didnt sign the lease is it still a valid contract

Yes!

An oral (spoken) contract is as valid as a written one, just harder to prove.

Why didn't landlord sign? Did he agree to the lease?

It s hard to give you accurate answers without more facts. But, in general, if you have an agreement, that is you valid contract.

Landlords sometimes retain the original signed lease and forget to give a copy to the tenants. So the lease might be signed but you might not have a copy of the fully-executed version.
