Legal Question in Landlord & Tenant Law in California

I am currently leasing a home, I have been here over a year. My lease is up in a month and a half, my question is, when is my landlord supposed to serve me my 60 day notice, the day my lease is up or does she have the right to serve me now, if she doesn't want to renew my lease? I reside in los Angeles, ca. I thought she has to wait til the lease is up. Am I wrong? Thank you in advance for any help, it is very much appreciated..

If the landlord wants you out at the end of the lease term, my advice to landlords is generally to provide the notice sixty days (because you have been there more than one year) prior to the end of the term of the lease, and on a date which will result in the termination taking place on the last day of the lease. They do not have to wait until the lease is up to give the notice.
