I am leasing a single-family house to a tenant who has been living there for more than a year and had signed the lease in which it clearly states all utilities repairs and maintenance is the tenant�s responsibility (which he agreed to before signing), now the tenant says it is unreasonable for him to fix the leak in the water softener and he does not take care of the grass. We have served him a �3-day notice� to fix or leave, but he still does not want to fix the leak nor take care of the grass. Can I evict him?

I would want to review your lease, the 3-day notice, then I would want to speak with you prior to counseling to initiate eviction proceedings (unlawful detainer proceeding).
