Legal Question in Landlord & Tenant Law in California

Is it legal under California state law to insist on a monthly income to rent? My daughter is a college student trying to lease an apartment. She asked me to be a guarantor. Neither she nor I are presently employed, however we have enough cash to pay for the entire year. I am willing to put the money into an escrow account plus I have very good credit. I looked up CAL. GOV. CODE � 12955 : California Code - Section 12955, and it talks about �source of income� does this apply?

Yes it is legal. No that law does not apply. It prohibits discrimination based on source of income, not amount of income. Of course a landlord can discriminate based on whether you HAVE income. Personally when I had rental properties, if you wanted to pay in advance for a year, I'd be happy to rent to you, but no law required me to if you could not prove income.
