Legal Question in Landlord & Tenant Law in California
is it legal for a landlord to with hold information about my roommate being a child preditor from me before i moved in

It depends. Most leases have a provision which, in compliance with California law, advises you to go look on Megan's Law database to see if there are predators living in the area. The law shields landlords to a degree from liability in that it puts the burden on you to go check the list, and even if the landlord knows, he is not necessarily obligated to tell you so. If you were not given that disclosure or the landlord knew and failed to tell you, then you might have something, but what are your damages? What monetary or physical injury have you suffered as a result of having moved in with someone who is a predator? If you do not have anything more than a month-to-month lease, you have the ability to move away from this guy on 30 days notice? Did you rent the room from the landlord, or from the predator? If the landlord did not rent you the room himself, and just allowed you to move in with this guy, then how can he be at fault? Did you check the Megan's Law database prior to moving in? These are the kinds of questions a Court may ask when determining if you have any rights as to the landlord. I would suggest that, unless you have suffered damages, you just move and be clear of this person.
