Legal Question in Landlord & Tenant Law in California

What is the legal status of someone who was allowed to live with a family member for free but is now being demanded to pay rent?

My boyfriend was allowed to live with his grandmother under the condition that he would be paid to take care of her. He took care of her but was never paid, has been forced to take on a job which doesn't allow him to take care of her. Now she is demanding $60 from him and I per month because her son has been mismanaging her finances. I know she cannot charge me as I stay sometimes as a overnight guest of her grandson. What is my boyfriend's legal status and what can he do to protect himself?

Additional information:

The house by the way has mold, the grandmother cannot take care of herself and does not clean up her house or herself(wears the same clothes and does not bathe and has dementia or parkinsons), I have tried to clean what I can with my own money making it suitable for my boyfriend to live their, there is also leaks and illegal add-ons to the house which I am sure prevents a certificate of habitability

It's not clear, but it seems that you and your boyfriend have been living rent free in his grandmother's house. Now that the boyfriend is unable to take care of his grandmother, she wants to charge $60. And because you want to keep living rent free and don't want to pay a very reasonable amount of rent, you want to sue your boyfriend's grandmother? If the house is so uninhabitable, move out and find another place to live. I feel sorry for the grandmother.
