What can I legally charge at move-in time?
I have a prospective tenant with not-so-great credit. Is it legal for me to charge him the first month, last month and 2 months deposit at move-in time? Please advice. thanks!

I believe the legal limit is a security deposit equal to two months of rent. Remember it is a security deposit and not the last two months of rent. If you describe it as beling rent funds then tenants are more likely to think they can skip the last month of rent payments because youar already holding the last month of rent.
