Legal Question in Landlord & Tenant Law in California

Liability of Landlord if tenants are involved in illegal activity at residence

What liability, if any, does a landlord have if tenants are arrested engaging in illegal activities at the rental property? How is the landlord supposed to know? What if you suspect illegal activity? There is a morals clause in the rental agreement but the law seems to protect the rights of tenants, not landlords. If I had to evict someone and not receive rent for those months, I could lose my property.

Your property may be confiscated if your tenants are dealing drugs out of their residence. You would then be in the position of proving your innocence before you could get it back. The presumption of innocence until proven guilty does not apply here it is upside down. Contact me directly.
