Legal Question in Landlord & Tenant Law in California

I live in a Condo in California. The water / ice dispenser on the fridge broke, making it inoperable. Additionally, because of how it broke, the freezer keeps freezing shut (something with the circuit board embedded in the fridge). They looked it over and deemed it "unrepairable"

Does the landlord have any obligation to replace the fridge?

- E.g., Is there anything that suggests that they are supposed to keep the property managed and repaired to a similar level as to how it was when I rented it (e.g., if I rented it with certain appliances working, shouldn't they continue to work if they are listed as the owner's property?)

- Does the landlord have any obligation to keep the fridge working in general?

If the apartment came with the refrigerator, you have an expectation that it will be in working order. Refrigeration is an essential element of daily living these days (unless you want to keep a block of dry ice around the house).

You should put the landlord on written notice that he/she should replace the refrigerator quickly.
