30 days before the end of the lease term, a landlord can tell you that to renew the rental period you have to pay a certain amount per month. There is no restriction on how high the raise can be. If you do not have an agreement for more than one month, you are on a month to month lease and the rent can be raised every month. long as thirty days notice is given.
Mr. Shers is mostly right. The only correction is that if you are on a month-to-month there is a percentage limit on how much they can raise the rent on 30-days notice. If the landlord issues a rent increase of over 10%, or one that makes the accumulation of multiple increases in any 12 month period total over 10%, then they must give 60-days notice.
