If lived at a property for over six years can they charge me for repainting and replacement of carpets?

If you live in California, over the course of six years paint is probably "normal wear & tear" not subject to deduction from your security deposit. Carpet, however, depends upon how old it was when you moved in, the condition it was in when you moved in, and the condition when you moved out. It also depends upon local standards. Some Judges feel that carpet should last forever, others are more realistic that is really only has a useful life of 10 years in optimal situations.
