Legal Question in Landlord & Tenant Law in California
I have lived in the San Francisco area (East Bay) in an apartment for the last 5 yrs. In a newsletter left on my door there is a article about Renter's Insurance. It says that "when I renew my lease I must provide proof of renter's insurance before my renewal can be processed." I have never heard of this requirment. Has there been a new law passed or can these apartment complexes just do what ever they want? I am in a below market unit and the rent is already high with having to pay water, trash and sewer on top of gas and electricity. Do I, as a tenant, have any way to fight this? Any information on this would be appreciated.

I am not aware of any such new law and I doubt vrey much the legislature would ever enact something like that. A landlored would want you to have insurance as if there was a fire your insurance would pay for the damage to your personal belongings. It is not unreasonable to require it. The landlord probably could require it. But if you are in a rent control city, the local ordiances may not permit such requirements.
