Legal Question in Landlord & Tenant Law in California
I lived by myself in a small 1-bdrm apt. for 1 year. I was quiet , clean & kept to myself and never at home (working/school). I never had any complaints � so I was shocked when I received a letter from management after I moved out re my security deposit. I don�t agree w/the following deductions and was wondering if some of these deductions are legal?! Would appreciate any info/advice. Thanks in advance!
Deductions:
1. A move-out inspection $35.00 (never heard of this charge before)
2. Photos $30.00 (for what�. Place was left empty,
pretty much cleaned...except the windows were kind of dirty/dusty).
3. Light bulb
4. Over/charge on cleaning $166.25 (ridiculous)
5. Carpet cleaning $70.00 (475 sq ft) not all carpet
6. Tenant maintenance $18.00 (for what..didn�t state)

Write a letter disputing the charges. When they don't repay you the money, sue them in small claims court. Lightbulbs, cleaning and carpet cleaning are valid if they can prove that you left those conditions worse than when you moved in. Maintenance, photos and move-out inspection are not valid charges under the code.
