Mobilehome renter's rights

Simply put I have been a resident of Blue Star Mobilehome Park in Sylmar, CA (Northeastern San Fernando Valley/Los Angeles) for some 20 years. I have been unemployed or under-employed for several years and have been struggling with the sometimes 30% rent increases imposed in recent years. I find myself one month behind in rent and just able to cover that and this month's rent by June 5th due to a recent employment I have started. The onsite managers have been very kind in convincing Sierra Management Corp (the recently new owners) not to start eviction proceedings and to allow me to pay both months by the 5th deadline, which I plan to do. I just received a letter from the onsite managers to the effect that I must bring my lot into complete compliance with park rules or they cannot accept my money. My lot includes a 25' X 25' patch of bare ground, or dirt where the park removed a tree, a dresser size workbench in reasonable condition (in same spot for last 20 years), and a stand alone cyclone fence like divider in good condition. All of which could be considered not up to code. No garbage, no junk. My question is this: Can the management refuse to take my rent payment, as they stated in said letter, because of these problems? You have to read your lease, and see what provisions cover repairs or replacement.
