Mold and other disclosures to tenant
I would like to know as a landlord what written disclosures must I give to a tenant upon move in. How may I obtain such disclosures such as mold, lead paint, smoke detectors, etc.

The quick answer is that you are covered by whatever is in the the lease agreement. You can have an attorney prepare one, buy a standard lease at a legal stationery store, or go online and download one from numerous legal websites. such as this one. The best way to avoid trouble would be to do a "walk through" with prospective tenants, and write down anything that appears to be a problem (also a good idea for any tenant with any landlord). The law says that you must keep the dwellig in a "habitable" condition and includes having a roof that doesn't leak, plumbing that works, heat, lights. hot and cold running water. areas thatare free of trash, etc. Smoke detectors are required in apartment complex buildings, and stairwells, but not required in rental houses, nor inside an actual apartment. You do not need to put anything in writing as far as mold, lead paint, etc. and those disclosures should be discussed and noticed during the "walk-through". Your question seems to indicate that you want a form or forms that would cover these, and you can always add them to a standard lease. I believe what you want are not disclosures as much as releases to prevvent law suits against you for conditions which may or may not exist. Contact me directly.
