The landlord can bring an unlawful detainer against your mom's estate if rent is not paid on time. Then the landlord will acquire a lien against the mobile home and sell it at an auction. If there is only a small amount of equity in the mobile home, it may be prudent to just let it go. However, if it is worth enough money, you may want to consider selling it quickly before there is an unlawful detainer judgment. Sounds like you need both a good lawyer and good real estate agent.
