If you gave a proper 30-day notice and the tenant is still in the property, you can file an eviction action the same as if they refused to pay rent. Be careful, though, if the tenant has been there a year or more, no matter what your agreement says you have to give 60-days notice. So you may have to give a new notice before you would be able to file the eviction case.
