motel tenant law in California

Son lives in motel over 1 year. Girlfriend was arrested from there. Now mgr. says if she comes back son, her & 4 mth. old baby evicted. Always trying to put ''over'' locks on door etc. Raised his rent but no one elses. She has lived there 1mth. less than him. Can ''they''do that.

Motel guests are treated differently than tenants who rent a home or apartment for some period of time.
