move in/move out checklist

Please tell me what my options are:

At move-in inspection for a 3bd/2/ba house everything was marked satisfactory. Then prior to my pre-move out inspection (1 yr lease) most things were marked OTHER: Deduction if not cleaned. After I completely moved out, I received a itemized list, no copies of receipts, with deductions for repairs not listed on move out list. Can landlord charge for items as such???

No, but did you sign the inspection list checked with "other"? If so, I hope you have a copy, because

you may have agreed to such.

A landlord may deduct from the deposit in three specific areas: (1) unpaid rent; (2) damage by you, and your guests, beyond ordinary wear and tear, and (3)cleaning.... if the premises are not as clean when you moved out as when you moved in.

He must also show your itemized deductions with receipts.

Let me know about the move-out list, and exactly what was on it, and if you signed it.
