Legal Question in Landlord & Tenant Law in California
I just moved out of my apartmet and did a walkthrough with the maintenece guy. He told me the charges that would be taken out of my $600 security deposit would be around $300. I just got a letter in the mail stating that I owe $222.53 along with my $600 deposit. They claim the whole carpet needed to be replaced. There was one little stain in one of the rooms. They said there was dog urine under carpets. We babysat a dog for a few weeks but he never once had an accident. He was potty trained. Since, they knew we babysat the dog, I believe they are using it to their leverage and lying about the dog urine just so they can have a reason to why they "needed" to change the carpets. They told me not to clean it myself, because there was only going to be a charge of $120. The $120 fee was written in the contract, but no where did it say $600 for the changing of carpets. I feel i am getting taken advantage of.
On top of that, my car got broken into twice in their gated parking garage. I had to replace two windows and my belongings that were stolen.. Their security cameras don't work and the security guard was never around. We pay $2000 per month, therefore my belongings should be safe & I should feel comfortabe in the place I am living in. I feel they should have to pay for the damages that were subjected on my vehicle.
Lastly, I had to unfairly pay them $780 in legal fees. My roommate (who is not on the lease) was late on his part of the rent. He went into the leasing office & stated he was me and signed a legal document saying I would pay $780 by april 1st. My roommate never told me and april 1st came and they called me to tell me i was going to be evicted if i didnt pay them right then. I had no choice..I shouldnt have to pay any of that, because they didnt check his id and they should have known it wasnt me. I should not be held responsible, since I never agreed to such terms.

You need to take the landlord and your roommate to small claims and let the court sort this out.
