Legal Question in Landlord & Tenant Law in California
Moved here in 2008; family residence split in two units. Owner dies in January 2017. Children want to sell the house. Gave me 60 day notice. Deed has not transferred yet (check county recorder and tax records). Do they have standing to notice me?

Maybe. They do not have to be on record title to have management rights to the property. If they have a trust, or have opened a probate, they are probably authorized to give you notice to move if you are on a monthly rental. If you have a lease that has not run out, that is a different story.
