Legal Question in Landlord & Tenant Law in California
We have negotiated to lease a house for $6000 per month starting September 1, 2010, which is about 5 1/2 weeks from now. To sweeten the deal, we have offered to pay 3 months rent and a $10,000 security deposit 1 week before move in. We would like to pay a holding deposit of about $1000 and sign the lease, but they are demanding all $28,000 up front, right now--5 1/2 weeks before move in. This doesn't seem right to me. Is it?

It is illegal to require more than three months rent total to move in. They can require first month's rent and a maximum of two months deposit.
