Normal wear and tear
I am moving out of a unit after 12 years. I've never had pets, parties etc. and have been an excellent tenant. The landlord wants me to pay for a professional carpet cleaner. I know the carpet is at least 15 years old and it has normal wear and tear i.e. small spots. I don't think this is right. I also want to know regarding tile, if knicks or hairline scratches are considered normal wear and tear? Thank you.

Try to negotiate with landlord ("LL"). If LL and you can't reach compromise, take pictures, and keep copies of written negotiations with LL. Also, have a non-family member (friend) look at damage. After the move, LL has 21 days to refund deposit. If you don't receive deposit, small claims court is your best bet.
