can the owner of an owner-occupied single family home collect rent from and share the home with a non-family tenant(not a lodger, roomer or boarder) in california

"Lodger," "roomer," and "boarder" are all just synonyms for the same thing, which is a special kind of tenant. They are all words meaning a tenant who shares the rental premises with the owner. So the answer to your question is "no." But not because it is against any law. It is because, by definition, if you share the home with the tenant, they are a lodger, roomer or boarder. Actually to be TOTALLY technical, they are only a boarder if you also provide one or more meals a day.
