Legal Question in Landlord & Tenant Law in California
My parents own the home that my sister and her daughter live(d) in. My sister passed away in early September. She did not pay rent or have any type of written agreement. My parents asked my neice (who is over 30 yrs old) how much time she needed to move out. My neice asked to stay until mid-November. It is now early November and my neice has shown no sign of leaving. She rarely answers her phone nor does she ever seem to be at the house. She has two large dogs living on/in the property and often neglects to feed them. What should my parents do to get my neice to move out?

Unlawful detainer, a fancy way of saying eviction. The young woman has no legal rights to live there. File and serve the eviction papers quickly.
