The actual rental agreement terms should lawfully dictate the "end result" if the tenant's breach this provision of your agreement. Have a 3-day Notice to Perform or Quit served on the all tenants on the lease agreement. If they don't cure the breach within 3 days, start an eviction proceeding. Good luck.

You may evict a tenant for a major breach of contract. If the tenant has 9 people living in the rental and the contract calls for 4 people, this could qualify as a breach of contract and facilitate an eviction process. Seek out a competent Landlord/tenant attorney who emphasizes evictions, such as our office.
