Legal Question in Landlord & Tenant Law in California

personal property

I was living in a motorhome located on the owner's property. He would not accept rent or money for utilities. He was a friend of my deceased father. Now I am having problems with him. Do I have the same rights as a ''paying tenant.'' Does he have the same responsibilities and liabilities as a ''landlord.''
