Legal Question in Landlord & Tenant Law in California

pge lease

ive been having mony troubles and have not paid my rent. my utilities are in my landlords name but I have been paying them. I havnt paid them in the last two months and now they will be shut off by friday per notice landlord put on my door. can she legally let it be shut off. She says she has no money to pay my bill. She also gave me a ninety day notice to terminate one year lease as of october 5th. I paid thousands of dollars to fix this place up so I can move in. She says i owe three grand in rent still, but i paid so much money to fix this place up. she says i agreed to only charge her for 2500 in exchange for deposit and four months of free rent. I think i should get a lot more free rent as the reason why i didnt pay rent. I even paid someone to redue electrical outlets because theyburned up when i used a plug in heater. cant I sue her for letting the utilities shut off even though its the same day im supposed to be moved out

Call the electric company, explain your predicament, and see if they will give you an extension.

Write landlord a certified letter, telling her that you will report her to the proper authorities (Fair Housing) if she causes utilities to be shut off.

Contact your local legal aid society for legal help ASAP.

A landlord cannot shut off utilities to terminate a lease. This would be considered self help. However, it appears that the landlord is shutting off the utilities because you are moving out.
