Police raid, non-curable breachbreach of lease

I lived in the backyard house, but last month(May,15) our house had a police raid, because my landlord and his wife had a big fight,and my landlord called the police claiming that his wife using a knife want to kill all his family. The case is still on going. After his wife was arrested by the police, he told me that he want to sell the house, so in the next day I found a new apartment and make a new contract. And my landlord said he understood the situation and respect myy decision, so I move out on May 20. But now he and his wife have make up and unwilling to pay my last month rent back, only to sent back security deposit ($500). If I sue him, can I win the case? I do feel threaten by the incident at that night,is this good enough to terminate the lease earlier? And I am asking for the police report of this case, it that will help? Thank

Take him to small claims court - your chances are good; and get the police report. Make sure you tell them the landlord agreed to you moving.
