What exactly is the procedure to legally evict a tenant for non payment of rent? What are landlord's rights? Tenant's rights? This is in California. Thank you

Landlord must serve three-day notice to pay or quit. If rent is not paid within that time, landlord could file unlawful detainer lawsuit. If successful at trial, landlord will ask sheriff to evict.
