We put down a $3700 security deposit ($3200 deposit + $500 pet deposit), when we moved into a house in Sept, 2009. We just moved out a few weeks ago and the land lord kept $2000 for "damages". for one we had the carpet cleaned when we moved out, the landlord also charged us for carpet cleaning and also took out carpet replacement. can they charge carpet cleaning and replacement? I have pictures of the carpet when we moved out, looks fine. they aren't dated though.

The amount is substantial enough to try your luck at small claims court, demanding a refund of whatever you think is appropriate. Bring the photos and any witnesses to the condition just before you left, as well as any written communications with your landlord about an inspection before you vacated. It doesn't seem proper for the landlord to have charged you for replacing the carpet after only a little more than one year.
