Assuming the 30-day notice is valid, the tenant might not move out in 30 days. Then you'd have take the tenant to court, wait a little while before you get a judgment (if you get a judgment), and then wait for the sheriff to actually evict the tenant. The tenant could also then seek a stay (a delay) in eviction for good cause -- perhaps up to another 45 days, and conceivably file bankruptcy that would delay everything even more.
Of course, if you explain all of this to the prospective tenants, and they are willing to wait until you legally clear out the old tenant, that should work.
