Legal Question in Landlord & Tenant Law in California

I have a question about collecting advance rents, ( in addition to a security deposit of slightly less than double the agreed upon rent,) on a 12 month lease. The applicant has very good recent credit history, however there is record of a bankruptcy filing dating to 2010, which has caused her credit report rating to be an F. I would like to collect some advance RENT, but the law appears to require no less than 6 months of advance rent. I need clarification.

Would it be legal to collect, say, three or four months of advanced rent to offset the "F" rating in the credit report ?
