Legal Question in Landlord & Tenant Law in California

my question is what is the longest someone can make a lease for in california is there such a thing as a 30 or 40 year lease for a commercial space with the option to sublease if wanted and if the landlord agrees ?

You can agree to almost anything. I do not think even the Rule Against Perpetuties [99 years with a life in being] applies. In Hawaii, the condo's that are purchased have 99 year leases [land owned by native people of Hawaii]. At a certain point, however, you will be dead; if you run the business on your own and do not have or expect children of yours to take over the business, is there any point having a lease for a term beyond which you would not run the busiess?
