Legal Question in Landlord & Tenant Law in California

I received the below email a couple days ago from my roommate and would like to know what legal rights I have to ask her to pay for the remaining rent (3 mos.) as that is how long our agreement is (ending 9/1). I dont want another roommate, as I will be moving at the end of this time and have had many (including this one) bad experiences with people not paying rent, etc. I imagine it will be difficult to find a responsible person to move in for sucha short period.

Hi Kelly!

I just found out that Charles is allowed to have dogs at his apartment complex, so I will be moving in with him now that having a dog is no longer an issue. I know that I signed a six month lease, but I am hoping that we will be able to work out a way for me to get out of the lease early. I will continue to pay rent until someone else is able to move in; I am hoping that we can prorate my rent so I will only pay up until the day someone else is able to take over the lease. I am so sorry for an inconvenience this may cause for you, I will definitely do everything I can to make this as easy as possible. I you would like, I can definitely post the ad on Craigslist to start setting up viewings. Please let me know if you have any questions.

Any attorney would need to review the lease and other documents to give you a solid opinion on this, but it is very likely that you can advise her that the lease with the landlord does not allow sub-letting (read the lease to be sure that is correct), and that if she is going to move out, then she is just going to have to continue paying the rent until the lease is up.
