Legal Question in Landlord & Tenant Law in California

I received a Notice To Pay or Quit and a 30 Day Notice To Teminate Tenancy (exact spelling). I would like to know how to proceed.

If you do not pay or vacate pursuant to the 3-day the lanldord can begin eviction proceedings pursuant to that notice. If you pay within the three days, you have to the end of the thirty day to vacate. If you do not vacate at the end of the thirty days the landlord can proceed with an eviction on that notice. There are different defenses to each type of notice. If you are thinking about not complying with either notice you should consult an attorney to discuss the facts surrounding your tenancy.
