Legal Question in Landlord & Tenant Law in California

I rent an apartment from a corporation. After 3 months of renting I came across information that the corporation status has been "suspended" for at least 2 years prior to my renting from them. They've been collecting rent from 13 units while suspended. Here we are 4 months later and they've finally fixed their status but have not obtained "relief from contract voidability". Can they enforce their contracts legally without this relief?

Relief is automatic, and retroactive, upon revivor with the Secretary of State.
