I rent a garge in California. I rented half the space to a friend of mine. I now need the entire space and gave him 30 days verbal notice to vacate. i did not charge him rent for the past thirty days. he has not vacated the space and refuses to talk to me. What do I do now. The man is a hot head and has already taken a swing at me. What is my next step to get him out of the garage. We do not have a written agreement. The owner of the garage is a woman and I do not want him to bother her.

you are in the same situation as a landlord is with a tenant. You must give him a thirty day written notice to leave based upon your deciding not to renew the month to month tenancy. When he does not leave, you will have to file an unlawful detainer action. It does not matter if the lease was in writing or oral. You should read the Nolo Press books on landlord/tenant matters. You may have to hire a lawyer. The easier solution is to try to bribe him to leave.
