Rent Increases
I own property in Huntingdon Beach, CA. I want to raise the rent and do not have a lease agreement with the tenant. Am I restricted for how much I can raise the rent in this jurisdiction? I know that certain areas of CA are restricted on the amount of the increase. Is Huntingdon Beach, Ca restricted? If so, by how much can I increase the rent? I currently charge $1200 per month and want to raise it to $1900. I have never raised the rent in 6 years. I will get a lease agreement signed with the issues of increased rent addressed in the agreement. Thank you for your consideration.

I find nothing in the Huntington Beach Municipal Code that restricts rent increases. That said, I would check with a local realtors' group or County housing agency, since a 58-1/3 percent rent increase seems very steep. Also, other attorneys might want to chime in here. In non-rent control jurisdictions, it appears that a rent increase can be done as long as it's not for retaliatory or discriminatory reasons.
