On july 9th. the property management co.handed out notices saying ''we have a few vacancies in your building and any resident whom refers a new resident whom rents will receive a $ 150.00 referrral credit off their next months rent'' my girlfriend refered someone and they rented to her and she moved in over the weekend befor the 1st. When I paid my rent on the 1st I made the check out for $150.00 les and made note on the check $150.00 less

for rent referral #6 Then tonight the 2nd at about 9:30 pm. the onsite manager returned my check saying the office wil not accept a partial payment for the rent because they have not approved the referral fee because they need to contact the new rasident and talk to them. The girl who rented the apt filled out the application in our apt. and wrote right on it that she was referred by my girlfriendand our apt # she also told the manager that she knew my girlfriend and she referred her also. If your rent is not payed by the 3rd. they have a 3 day notice on your door the morning of the 3rd. I expect to find a 3 day notice on my door in the morning and that cost an extra $50. Thed didn't state in the notice that there was a waiting period before getting the fee it said off of next months rent

Pay the $150.

The management is lacking in good common business sense, but you must wait for them to refund money to you. If they don't pay you relatively quickly, you should file suit in Small Claims Court.

Send management a certified letter (return receipt) and give them one week to pay, then SCC.
