Before you consider what your legal rights may be, of greater concern is what your family obligations are. Your mother's mother did you a favor by renting to you, but you want to bit the hand than feeds you. Yes, she is charging you rent but my guess was that it was a better deal then you could find elsewhere. While she could not throw you out because of her religious beliefs [3 day notice], she does not have to renew the month to month tenancy. She should have given you thirty days written notice but she also has not kept the rental payment. If you refuse to move, eventually she will sue for unlawful detainer, you may cause a split between her and your mother and/or father, whether she wins or not you may be ordered to pay all the back rent she has not collected, and she will then properly follow the law to get rid of you. Who wins in such a situation? Does not everyone lose?
