Legal Question in Landlord & Tenant Law in California

No rental agreement

I own a condo. I allowed a friend, was down on his luck, to stay free. I moved, he stayed with the understanding that he would pay condo dues and taxes and start to pay rent when he could. 5 years later, he has a significant other living with him. They have either been working or collecting benefits and vacationing in Hawaii. About a year ago I asked him to start paying at least $200/month. (Condo dues plus 200 makes about $434/month) Local rents are $750. He's only made partial payments. Also, about 6 years ago I had put him on a credit card on my account for $2000; this was to help him reestablish his credit after bankruptcy. I found out that he had not paid if off, as agreed. The balance is now $7000. For the sake of clarity: - I want to sell my condo. We were never a ''couple''. There is nothing in writing. No rental contracts. He has paid the taxes and the condo dues. There is a loan of $15,000 against the condo, which I have been paying. OK I know how utterly stupid all this was. I promise I have learned my lesson. Sadly I doubt I can ever trust anyone again. I appreciate any advice anyone is willing to give me. Thank you.

What is it you want to do? sell the condo? Then sell it and have the new owners evict him. Or, you can evict him yourself. You have no obligations to a deadbeat who has taken advantage of your kindness. Good luck.
