Different rental agreements for different tenants renting separate bdrms?

I rent 2 separate bedrooms to 2 separate people in a

house I own, but I do not live there. Is it legal for me to

have two different terms & conditions for each tenant's

rental agreement? For example, one tenant who has

''intermittently homeless'' friends is not permitted to

have overnight guests who stay longer than 24 hours in

a 45 day period, thereby avoiding my rental becoming a

flop house for his homeless pals. The other tenant has

no such terms and, I feel, does not warrant those

terms. Also, if the tenant with the homeless friends

cries unfair, what am I legally permitted to say about it?

They are both very good tenants who pay on time and

keep the place nice. Thank you.

Seems you have separate tenancies and separate contracts which do not discriminate on the basis of race or other forbidden factors. So long as your agreements are drawn in conformity with existing law, I see no reason not to be allowed to differentiate based on the lifestyles of your two tenants. Good luck.
