Rental Fee

The Board of my condo association has imposed a $275 fee

on owners each time they rent their condo out. About 1/4

of the units (total of 56) are rental units. Is this legal?

I don't know if it's legal or not, but there are many creative ways to get around such provisions. Perhaps you can, instead of renting out your unit, sell the prospective tenant an option to purchase the unit. Word the option such that the person has the right to buy the condo for $3,000,000 at any time before 2006, and for that option, the person is to pay you $12,000, payable $1,000 per month for the next 12 months, and then you agree to let the person live there for free during that time, too.

That's just one rough-draft idea. There are many ways to do it.
