rental headache

I have a renter who has not payed 3 months rent per verbal agreement. Told me he had the money but was not going to pay me and on 3rd month moved most of his stuff out and has not been back yet. What can i do to collect rent. second he left severral items. can i throw them away can i sell them?

You can sue in small claims court for the overdue rent.

After 15 days, you can put his property in storage.

You should be ready to go now.
