Rental increased in a storage unit

What is the amount (percentage) a storage unit owner can raise a tenants unit per month? In otherwords, Is there a limit as the the amount the storage unit owner can raise a tenants rent? I have been in a storage unit (uncovered large parking space) since 1993 and I just got a raise of approximately 33%. From $75.00 per month to $100.00 per month per unit (I have two). Is there a legal limit to a raise?
