Rental Lease Agreement

I have a tenant that has vacated the rental property prior to the end of the lease. What are my options? My ''boilerplate lease contract has a sentence the reads ''This lease can be terminated by 30 days written notice from either party''. Can a tenant terminate the lease because of this?
