Legal Question in Landlord & Tenant Law in California

My rental property incurred extensive long term water damage from my current tenants which has led to mold, and extensive repairs; I don't want to be held responsible for medical or temporary lodging. What should I do?

If they were negligent in causing the water damage and you need to have them out to fix up the place, give them a 3 day notice for creating a nuisance and damaging the property, within 21 days of their giving you possession write them a detailed letter as to why you are withholding the entire security deposit, and sue them in Small Claims Curt if they have any assets you can collect from them. If they have damaged your property they will continue to do so so why keep them as tenants?
