I have rented my house in Calif.
The tenants have not paid Sept rent. they just started packing up and left first of Sept.
They saided because if small leak that the air conditioner has mading, they had to put towels by the leak. I told the tenants I would be fixing the leak in October.
Do the tenants have the right just to leave in Sept, and not paid rent?

If their rental agreement had not yet expired, they are still obligated to pay you rent. You have a duty, though, to use reasonable efforts to mitigate your damages and find new tenants as quickly as possible. Then the old tenants would be on the hook for the difference.
If the old tenants no longer had a lease, they were month-to-month and would owe for the notice period of at least 30 days.
