Legal Question in Landlord & Tenant Law in California
i have rented the house and the person that i talked to and to whom i paid for two months advance deposit turns out to be not the real owner and after being assured of water service it turns out that they have 2months in arrears at the water service hence my water service was disconnected. it has been a week already and after repeated requests, begging, the real owner refuses to pay for their accountability and refuses to answer calls and all text messages. what can i do?

First, the real owner of the home can evict you because you are essentially a squatter in his property. He really owes you no duty to do anything unless and until you sign a lease with him and pay him rent. As for the person you rented from, they are both guilty of, and liable for rent skimming. If you know how to track them down, call the police and turn them on to this. As for your situation, you need to negotiate with the current property owner to see if he or she will rent you the house. You'll probably have to bring the water bill current (paying past-due amounts) and post a deposit to get service restored. Given that the property was empty AND the true owner didn't even know you had moved into the property, it sounds very much like the current owner is losing the house in foreclosure. Whatever the story, I must suggest that you would be best served to cut your losses and move to a new rental property.
